Frozen Condensate Pipe? What to Do When Your Boiler Stops in a Cold Snap

If your condensing boiler stops working during freezing weather, a frozen condensate pipe is one of the most likely causes. You can usually fix it yourself: find the plastic pipe running from the boiler to an outside drain, pour warm (not boiling) water slowly along the frozen section, then reset the boiler.

If the pipe isn’t frozen, or the boiler still won’t restart after thawing and resetting, it’s time to book a boiler repair. Never open the boiler casing.

What the condensate pipe does

Modern condensing boilers recover extra heat from their waste gases. That process creates acidic water, called condensate, which drains away through a plastic pipe, usually white or grey and about the width of a thumb. It often runs outside to a drain or soakaway.

When temperatures drop below freezing for a while, the water in any external section can freeze and block the pipe. The boiler senses the blockage and shuts down to protect itself.

Signs your condensate pipe is frozen

  • The boiler has stopped during freezing weather
  • A gurgling or bubbling noise coming from the boiler
  • A fault code on the display (check your manual for the code relating to the condensate or flame)
  • Ice visible at the end of the pipe outside
  • The pipe feels solid or icy along an external or unheated section

How to thaw a frozen condensate pipe safely

  1. Find the pipe. Follow it from the bottom of the boiler to where it exits the house. The blockage is usually at the lowest outdoor point, at a bend or at the open end.
  2. Use warm water, not boiling. Fill a kettle or jug with warm water, roughly the temperature you’d use for washing up. Boiling water can crack plastic pipe.
  3. Pour slowly along the pipe. Work along the frozen section, especially bends and the end. A hot water bottle or warm cloth held against the pipe also works.
  4. Watch your footing. Water poured outside in freezing weather quickly turns to ice. Take care on steps and paths, and don’t climb ladders to reach high pipes. If the pipe is at height, call an engineer.
  5. Reset the boiler. Once the pipe is clear, press the reset button as described in your boiler manual. It may take a few minutes to restart.

If the boiler restarts and runs normally, you’ve fixed it.

When to call an engineer

Call an engineer if:

  • The boiler won’t restart after thawing and resetting
  • The condensate pipe is at height or hard to reach safely
  • The pipe is cracked or damaged
  • The boiler shows a different fault code
  • It keeps freezing every cold snap

Only a Gas Safe registered engineer should work on the boiler itself.

How to stop it happening again

A condensate pipe that freezes regularly usually has a design issue that can be fixed:

  • Pipe diameter: larger-bore pipe (often 32mm) outside is less likely to freeze than narrow pipe
  • Insulation: waterproof, weather-resistant lagging on external sections
  • Shorter external run: routing the pipe internally to a waste pipe where possible
  • Fall and bends: a steady downward fall with fewer bends helps water drain before it can freeze
  • Trace heating: in some cases, a heated cable can be fitted along the pipe

These changes follow manufacturer and industry guidance on condensate installation and can be made during an annual boiler service or repair visit. If you’re having a new boiler fitted, it’s worth asking how the condensate will be run. See our boiler installation page for more.

Cold snaps in Surrey

Surrey doesn’t often see prolonged hard frosts, but when temperatures stay below zero for a few days, condensate pipes on exposed walls are the first to freeze. Homes where the pipe runs down a north-facing wall or across an open garden are most at risk.

Frequently asked questions

Can I use boiling water to thaw the pipe?

No. Boiling water can crack plastic pipe and cause burns. Warm water from the tap or kettle, cooled to a comfortable temperature, is enough.

Is it dangerous if the condensate pipe freezes?

It isn’t dangerous in itself. The boiler shuts down safely. The issue is losing heating and hot water until it’s thawed.

Why does my condensate pipe keep freezing?

It’s usually too narrow, poorly insulated or has a long external run. An engineer can re-route or upgrade it so it’s far less likely to freeze.
